Newport Residences is sold under the standard Progressive Payment Scheme used for uncompleted private residential property in Singapore, tied to construction milestones rather than a single deferred lump sum. Booking takes 5% upon the Option to Purchase, with a further 15% due on signing the Sale and Purchase Agreement, within 8 weeks of the Option date. From there, payment follows the build: 10% on completion of foundation work, 10% on completion of the reinforced concrete framework, 5% on completion of partition walls, 5% on completion of roofing and ceiling work, 5% on completion of doors, window frames, electrical wiring and internal plastering, and 5% on completion of car park, roads and drains. The largest single tranche, 25%, falls due on issue of the Temporary Occupation Permit, with the final 15% due upon legal completion.
Because the tower is already under construction rather than at pre-launch stage, several of the early milestone tranches may fall due close together for a buyer booking now. Which stages have already been reached for a specific stack is worth confirming with the developer sales team before you plan your drawdown. How much of each stage is met by cash, CPF or bank loan depends on your chosen loan quantum and is best worked out with a banker. Payment is made into the project account rather than to the developer directly, which is the statutory protection every uncompleted Singapore private residential purchase carries. Newport Residences holds its project account with United Overseas Bank Limited, Singapore, account number 451-314-468-1, in the name of Hong Leong Properties Pte Limited. Cheques should be crossed “Account payee only” and made in favour of that account.

Owning the top 23 floors of a 45-storey tower
Newport Residences is not a standalone condominium. It is the residential component of Newport Plaza, a single 45-storey tower rising approximately 215 metres on a 54,802 sqft site at 80 Anson Road, with roughly 655,000 sqft of gross floor area across four different uses. The apartments occupy Levels 23 to 45 and the Level 46 roof garden. Everything below Level 23 belongs to somebody else: branded serviced apartments, Grade A offices, and restaurants at street level.
Newport Plaza is the first freehold mixed-use development approved under the Urban Redevelopment Authority’s CBD Incentive Scheme, a policy designed to bring residents into a business district that historically emptied out after office hours. The scheme granted a plot ratio uplift worth roughly 25% in additional gross floor area, which is why a site this size supports a tower this tall and why the apartments begin at Level 23 rather than Level 2.

Newport Plaza runs a two-tier management structure: one Main Management Corporation covering the whole development, and one Residential Sub Management Corporation covering the apartments. A purchaser at Newport Residences contributes to both funds, and the monthly maintenance figure quoted for each unit type already combines the two.
The split between them is $79 per share value per month for residential limited common property, plus $13.50 per share value per month for common property shared with the other components. That common property covers the services shared across three components, residential, retail and serviced apartment: security, external facade cleaning, mechanical and electrical services, and utilities.
Total share value across the whole development is 10,000. The office component holds 4,552 of it, the serviced apartments 2,732, the residential component 2,018, and the commercial component 698. In practice that means residents control decisions about residential limited common property through the Residential Sub Management Corporation, while decisions about genuinely shared property sit with the Main Management Corporation, where the residential share is a minority.
The residential guard house sits at Basement 2, and so does the letterbox. The residential lobby is at Level 1, off the main development arrival with its water feature and taxi stand. Residential bicycle parking is at Basement 1, with a common bicycle repair station on the same level and short-term visitor bicycle parking at ground level.
Three passenger lifts serve the residential floors, each rated at approximately 17 persons. The Super Penthouse has its own dedicated lift, with a private lift lobby at Basement 2.
Loading and unloading is split by vehicle size: heavy goods vehicles use the 1st storey bay, light goods vehicles use Basement 1, and both are subject to booking. Car park headroom is 2.2 metres throughout.
Waste is handled by a pneumatic waste collection and disposal system, with a general waste chute and a separate recycling chute on each residential level.
The shops and restaurants at Newport Plaza are owned by CDL Pisces Commercial Pte. Ltd. and operated by CDL Asset Management. The serviced apartments sit under CDL Pisces Serviced Residences Pte. Ltd. The residential component is developed by Hong Leong Properties Pte Limited. All three are within the City Developments Limited group, so there is no outside joint venture partner anywhere in the structure.
Level 1 also carries a Privately Owned Public Space, a landscaped area on private land that remains open to the public, which is a standard condition attached to developments of this type in the Central Area.
Shared facilities, the two-tier management structure, and how the residential component is separated from the offices and serviced apartments are all worth walking through properly before you commit.
Three MRT stations on two lines, all within an eight-minute walk
Three MRT stations on two lines sit within an eight-minute walk of 80 Anson Road, and all three are open: Prince Edward Road on the Circle Line at 3 minutes, Tanjong Pagar on the East-West Line at 6, and Cantonment on the Circle Line at 8. The two Circle Line stations opened on 12 July 2026, so marketing material printed earlier still shows them under construction. The site is a triangle bounded by Bernam Street, Anson Road, Keppel Road and Tanjong Pagar Road, at the southern edge of the Central Business District and directly across Keppel Road from the Greater Southern Waterfront. Sea on one side, city on the other, and the height at which each begins to matter
The residential floorplate is a rounded triangle wrapped around a central core, carrying thirteen stacks on the lower deck and eleven on the upper deck. The outlook splits cleanly in two. Nine of the thirteen stacks face south and southwest, over Keppel Road towards Keppel Harbour, Sentosa and the Singapore Strait. The remaining four face north, into the Central Business District towards Tanjong Pagar, Shenton Way and Marina Bay.

The two decks start at very different heights. The lower residential deck begins at Level 23, roughly 115.175 metres above ground. The upper deck begins at Level 35, roughly 161.725 metres. Floor-to-floor height is approximately 3.325 metres.
On the city side, the neighbours are tall. AIG Building reaches around 150 metres, One Bernam around 155 metres, and Realty Centre and Anson House both from around 175 metres. That is why the city-facing outlook on stacks 08, 09 and 10 is designated as a view for the upper stack rather than for the whole column, and why a lower-deck unit on the city side is looking at buildings rather than over them.
On the sea side, nothing comparable stands in the way. The tallest structures between the tower and the water are ABI Plaza at around 70 metres and the OCBC Campus at around 60 metres, with the elevated Ayer Rajah Expressway from around 20 metres. A sea outlook is therefore available from Level 23 upward rather than only from the top of the building.
Two of the tall city-side neighbours, Realty Centre and Anson House, are both marked as en bloc. Both are therefore candidates for redevelopment at some point, which cuts both ways for a city-facing sightline: a replacement building could be taller, or could be set back differently. Worth raising with the sales team if a specific city-side stack is on your shortlist.
The lower deck, Levels 23 to 33, runs thirteen stacks numbered 01 to 13. The upper deck, Levels 35 to 44, runs eleven: stacks 07 and 13 do not continue above Level 33. Level 34 carries no apartments at all, being given over entirely to the Club Vista facility floor, and Level 45 is the Super Penthouse alone.
That has a direct consequence for two unit types. B3, the 753 sqft 2-Bedroom on stack 07, exists only between Levels 23 and 33 and is the largest of the three 2-Bedroom types. AS1, the 581 sqft 1-Bedroom + Study, runs on stacks 03 and 13 and also stops at Level 33, because half its pair vanishes with the narrowing. Above Level 34, stack 03 carries the 1,227 sqft 3-Bedroom Premium + Study instead.
If a specific plan matters to you, check which deck it lives on before fixing on a floor range. C1, the 980 sqft 3-Bedroom, exists only on the upper deck. CPS1, the 1,227 sqft 3-Bedroom Premium + Study, exists only on Levels 35 to 44. B1, the 646 sqft 2-Bedroom, is upper deck only. B3 and AS1 are lower deck only.
Three unit types are narrower still. BP3, the 710 sqft 2-Bedroom Premium, exists only at Levels 29, 30 and 31. A5, the 495 sqft 1-Bedroom, exists at Levels 30 and 31 only, two units in total. And D1a, the 4-Bedroom Premium with the raised ceiling, is a single unit at #28-01.
This also means the choice between a sea view and a city view is not free at every size. A 3-Bedroom at Newport Residences means either C1 or CP1 on the city side, or CPS1 on the sea side. The 4-Bedroom Premium and the Super Penthouse are sea-facing only.

Twenty unit types in ten price bands, and what each one actually gives you
Newport Residences fits 246 homes into twenty distinct unit types, grouped into ten price bands spanning one to four bedrooms plus a Super Penthouse. The spread is unusually wide for a development this small: the largest standard home, the 2,067 sqft 4-Bedroom Premium, is almost five times the size of the smallest, the 431 sqft 1-Bedroom, and the Super Penthouse above them both is 12,960 sqft. Fourteen of the twenty unit types run to fifteen units or fewer.
1-Bedroom (Types A1, A2, A3, A4, A5)

A1 and A2 are the two without a balcony. A3, A4 and A5 have one. That is the single biggest practical difference within the 1-Bedroom group, and it does not track size in the way you might expect: A2 at 452 sqft has no balcony, while A3 at 474 sqft does.
All five carry a Master Bedroom, Master Bath, Living, Dining and a kitchen with a combined washer-dryer in a single drum. Living room width is around 2.8 metres in A1 and A2, and around 3 metres in A3, A4 and A5.
A2 is the most common unit type in the whole development at 35 units, running on two separate stacks: stack 05 continuously across both decks, and stack 06 as a mirror image of it.
There are exactly two A5 units: #30-01 and #31-01. Only the Super Penthouse and the single D1a are rarer. They sit on stack 01, the column that otherwise carries the 2,067 sqft 4-Bedroom Premium from Level 23 all the way to Level 44.
What is different about Levels 29, 30 and 31 on that stack is the Wellness Garden, which occupies part of the floorplate there. Level 29 carries no unit on stack 01 at all, and Levels 30 and 31 carry a 495 sqft 1-Bedroom rather than a 2,067 sqft 4-Bedroom. It is the only place in the development where a 1-Bedroom and a 4-Bedroom Premium share a stack.
1-Bedroom + Study (Type AS1)

AS1 occupies stacks 03 and 13 across Levels 23 to 33, with stack 13 drawn as a mirror image of stack 03. A2 is also mirrored, on stacks 05 and 06, but the two diverge above Level 34; AS1’s pair runs identical levels end to end. Both are sea-facing, and between them they account for all 22 units.
The layout is a galley kitchen with a Study, a Master Bedroom with Master Bath, a balcony, and a living room width of around 3 metres. At 581 sqft it is 86 sqft larger than the largest 1-Bedroom without a study.
AS1 stops at Level 33 because stack 13 does not exist above the lower deck. Above Level 34, stack 03 switches to the 1,227 sqft 3-Bedroom Premium + Study, and there is no upper-deck equivalent of AS1 at all.
2-Bedroom (Types B1, B2, B3)

The three standard 2-Bedroom types occupy different stacks and different level ranges with no overlap. B1 is upper deck only, Levels 35 to 36 and 40 to 44. B3 is lower deck only, Levels 23 to 33. B2 appears on just six levels, 25 to 27 and 41 to 43, the levels where the Play Garden and the Horizon Garden sit alongside stack 12.
All three are traditional layouts with a galley kitchen, meaning the two bedrooms sit together rather than at opposite ends of the home. B1’s living room is around 2.8 metres wide; B2 and B3 widen that to around 3 metres, and B3 adds a longer foyer.
B3 is the largest of the three at 753 sqft and the only one on the city side. It is also the most numerous at 11 units, against 7 for B1 and 6 for B2.
2-Bedroom Premium (Types BP1, BP2, BP3)

BP2 is one of the two show units at Newport Residences. Its layout is a dumbbell: the two bedrooms sit at opposite ends of the home with the living and dining between them, and there is no internal corridor eating into the floor area. The kitchen is semi-enclosed rather than a galley, the living room is around 3 metres wide, and a lifestyle counter runs beside the dining area.
BP1 and BP3 are both traditional layouts with a galley kitchen. Same bedroom count, same broad size band, genuinely different geometry.
BP2 is also by far the most available of the three at 21 units, running continuously up stack 02 across both decks. BP1 has 6 units and BP3 has 3.
Both are the short-stack version of a larger unit type, appearing only on the levels where a sky garden occupies part of the floorplate.
BP1 sits on stack 10 at Levels 25 to 27 and 41 to 43, the levels of the Play Garden and the Horizon Garden. On every other level of that stack, the unit is the 1,206 sqft 3-Bedroom Premium. So BP1 is a 689 sqft home in a column otherwise given over to homes nearly twice its size.
BP3 sits on stack 04 at Levels 29 to 31, the levels of the Wellness Garden. On every other level of that stack, the unit is the 818 sqft 2-Bedroom Premium + Ensuite Study. BP3 is 108 sqft smaller and drops the study.
2-Bedroom Premium + Study (Types BPS1, BPS2)

The two names are not interchangeable, and the difference is where the study sits. In BPS1, the 2-Bedroom Premium + Ensuite Study, the study area is inside the master bedroom. That suits a dressing table or a desk you do not mind having in the bedroom, but it is not a room you can shut a door on separately. Its balcony is the smaller of the two.
In BPS2, the 2-Bedroom Premium + Study, the study is a separate space outside the bedroom, and the balcony is noticeably larger. Between the separated study and the bigger balcony, that is most of what the extra 108 sqft delivers.
Both are sea-facing. BPS2 sits on stack 11, which is the stack the Play Garden and the Horizon Garden interrupt, so it is absent from Levels 25 to 27 and 41 to 43. BPS1 on stack 04 is absent from Levels 29 to 31 for the same reason, where BP3 takes its place.
3-Bedroom (Type C1)

C1 is the scarcest of the three 3-Bedroom types at 7 units, and the only 3-Bedroom that is not a Premium. It exists only on the upper deck, at Levels 35 to 36 and 40 to 44, on the city-facing stack 08.
The layout is a dumbbell with a semi-enclosed kitchen. What it does not have, and what the two Premium 3-Bedroom types above it do, is a yard and a separate WC. For a household planning on help at home, that is the distinction to weigh rather than the 226 sqft size gap to CP1.
Stack 08 is also where the tower’s one void address sits. Levels 37 and 38 carry the 431 sqft A1 rather than C1, and Level 39 carries nothing at all.
3-Bedroom Premium (Type CP1)

CP1 is 226 sqft larger than C1 and adds a Store, a separate WC off the kitchen, and a larger balcony, in a traditional layout with a semi-enclosed kitchen. Room sizes are larger across the board, not just the total.
The plan carries a Master Bedroom with Master Bath, Bedroom 2, Bedroom 3 and Bath 2, with the kitchen, store and WC grouped together at the rear. Bedroom 3 sits directly beside the living area, and can be opened up into it if you would rather have a larger living space and two bedrooms.
Stack 10 is city-facing, and CP1’s fifteen units are broken up twice: it is absent from Levels 25 to 27 and from Levels 41 to 43, where the Play Garden and the Horizon Garden sit and the 689 sqft BP1 takes its place.
3-Bedroom Premium + Study (Type CPS1)

CPS1 is the tidiest run in the development: #35-03 to #44-03, ten units on ten consecutive levels of a single stack, with no sky garden breaking the column anywhere along it.
It is 21 sqft larger than CP1 and sea-facing rather than city-facing, which for many buyers is the more meaningful of the two differences. It carries a Study area and a separate WC, with a semi-enclosed kitchen, and the foyer is laid out without wasted circulation space.
Below Level 35, the same stack carries the 581 sqft 1-Bedroom + Study, so stack 03 changes character completely at the point where the tower narrows.

D1a is a single unit, #28-01. It is identical to D1 in size, layout and room list. The only difference between the two is the ceiling: 4.35 metres over the living and dining area, against 3.05 metres in every other 4-Bedroom Premium.
The floor plan marks the raised portion as non-strata area, so the extra volume does not appear in the 2,067 sqft strata figure and is not something you pay for by area. Directly above it, at Level 29, stack 01 carries no apartment at all: that is the level of the Wellness Garden.
