Newport Residences Project Info: 80 Anson Road, District 2

Newport Residences (铂海峰) is a 246-unit freehold condominium at 80 Anson Road, Singapore 079907, in District 2 of the Core Central Region. The tenure is an estate in perpetuity, which is the legal form freehold takes in Singapore, held on Lot Nos. 595K, 596N and 950A of Town Subdivision 3. The site area is 5,091.2 sqm, or 54,802 sqft, on ground formerly occupied by Fuji Xerox Towers. The development is undertaken by Hong Leong Properties Pte Limited (Registration No. 197300983H, Housing Developer’s Licence No. C1458), a wholly-owned subsidiary of City Developments Limited.

The apartments are not a standalone block. They occupy Levels 23 to 45 of Newport Plaza, a single 45-storey tower rising approximately 215 metres and carrying roughly 655,000 sqft of gross floor area across four uses, together with the Level 46 roof garden. Below Level 23 sit thirteen floors of serviced apartments, eight floors of Grade A offices at Newport Tower, and restaurants at street level. Newport Plaza is the first freehold mixed-use development approved under the Urban Redevelopment Authority’s CBD Incentive Scheme, which granted a plot ratio uplift worth roughly 25% in additional gross floor area. That uplift is why a site of this size supports a tower this tall, and why the homes begin at Level 23 rather than at the podium.

Design architect is Nikken Sekkei Ltd, with ADDP Architects LLP as principal architect and project interior designer, alongside FDAT Designs Pte. Ltd. on interiors. EcoPlan Asia Pte Ltd is landscape consultant and Woh Hup (Private) Limited is main contractor. Residential parking runs to 131 lots, including 3 accessible lots and 2 lots reserved exclusively for the Super Penthouse, at a headroom of 2.2 metres throughout. Newport Residences is Singapore’s first private residence, and part of the first mixed-use development comprising serviced apartments, offices and restaurants, to receive BCA Green Mark Platinum Super Low Energy certification, awarded in 2021. The Expected Date of Vacant Possession is 1 March 2030, with Expected Legal Completion on 1 March 2033. Our Buyer’s Guide to Newport Residences carries the complete technical reference behind the particulars below.

Inside Newport Plaza: What Sits on Each Level

Four uses share one structure at 80 Anson Road, and each has its own vertical band. The residential component sits at the top of the stack, with its own lobby, its own basement guard house and letterbox, and its own lifts.

Three passenger lifts serve the residential floors, each rated at approximately 17 persons, with a dedicated lift for the Super Penthouse opening onto a private lift lobby at Basement 2. Loading and unloading is split by vehicle size, with heavy goods vehicles using the 1st storey bay and light goods vehicles Basement 1, both subject to booking. Waste is handled by a pneumatic waste collection and disposal system, with a general waste chute and a separate recycling chute on every residential level.

Newport Plaza runs a two-tier management structure: one Main Management Corporation covering the whole development, and one Residential Sub Management Corporation covering the apartments. A purchaser contributes to both funds, and the monthly maintenance figure quoted for each unit type already combines the two, at $79 per share value per month for residential limited common property plus $13.50 per share value per month for common property shared with the other components. Total share value across the development is 10,000, of which the offices hold 4,552, the serviced apartments 2,732, the residential component 2,018 and the commercial component 698. The shops and restaurants at street level are owned by CDL Pisces Commercial Pte. Ltd. and operated by CDL Asset Management, rather than being held as common property of the development, so rental income from them accrues to that owner rather than to the management corporation. Maintenance figures by unit type are set out on our Newport Residences Price page.

Newport Residences Condo Location Map

Newport Residences Condo Location Map, Tanjong Pagar District 2

80 Anson Road occupies a triangular site bounded by Bernam Street to the north, Anson Road to the east, Keppel Road and the elevated Ayer Rajah Expressway to the south, and Tanjong Pagar Road to the west, placing Newport Residences at the southern edge of the Central Business District, one street from Tanjong Pagar and a short walk from Duxton Hill.

Three MRT stations on two lines sit within an eight-minute walk. Prince Edward Road station on the Circle Line is a 3-minute walk, Tanjong Pagar on the East-West Line is 6 minutes, and Cantonment on the Circle Line is 8 minutes, with Newport Plaza carrying an elevated pedestrian link at Level 1M running towards Prince Edward Road. Prince Edward Road and Cantonment opened for passenger service on 12 July 2026, when Circle Line Stage 6 closed the line into a full loop. For drivers, the Ayer Rajah Expressway runs along Keppel Road at the site’s southern edge, with the Marina Coastal Expressway and Central Expressway both within easy reach. 100 AM is a 2-minute walk, Marina Bay Sands and Boat Quay each a 5-minute drive, and Sentosa 10 minutes by car.

Views from Newport Residences

The residential floorplate is a rounded triangle wrapped around a central core, and the outlook splits cleanly in two. Stacks 01 to 06 and 11 to 13 face south and southwest over Keppel Road towards Keppel Harbour, Sentosa and the Singapore Strait. Stacks 07 to 10 face north into the Central Business District towards Tanjong Pagar, Shenton Way and Marina Bay.

The two outlooks behave differently with height. The lower deck begins at Level 23, roughly 115 metres above ground, and the upper deck at Level 35, roughly 162 metres, with a floor-to-floor height of approximately 3.325 metres.

On the city side the neighbours are tall. The AIG Building reaches around 150 metres over 34 storeys, One Bernam around 155 metres over 35, and Realty Centre and Anson House both from around 175 metres over 35 storeys each. That is why the city-facing outlook on stacks 08, 09 and 10 is designated as a view for the upper stack rather than for the whole column. Realty Centre and Anson House are both marked en bloc, which makes either a candidate for redevelopment at some point, and a replacement building could sit taller or be set back differently.

On the sea side nothing comparable stands in the way. The tallest structures between the tower and the water are ABI Plaza at around 70 metres over 12 storeys and the OCBC Campus at around 60 metres over 10, with the elevated Ayer Rajah Expressway from around 20 metres. A sea outlook is therefore available from Level 23 upward rather than only from the top of the building, on the skyline as it stands today. Our Newport Residences Virtual Tour shows what each facing actually looks out onto.

Newport Residences Facilities

Newport Residences carries 25 facilities across six levels. A 54,802 sqft site in the Central Business District cannot spread them across a ground-level pool deck, so Newport Residences stacks them vertically instead. Two full facility floors bracket the apartments, and four smaller sky gardens are threaded into the residential levels between them, at three different points around the floorplate. The two facility floors are drawn in the sitemaps above.

Newport Sky (Roof Garden, Level 46) is the recreational floor and the one with the views. It carries the Residential Services Reception, Sky Club, Sky Lounge, Sky Pavilion, Sky Pool, Sky Spa Pool, Kids’ Pool, Indoor Jet Pool, Pool Deck, Outdoor Shower, Steam Room, Water Feature, and the Sky Gourmet with BBQ Grill. There are four separate water bodies here rather than one large pool: the Sky Pool runs along the curved outer edge of the roof, following the tower’s perimeter, with the Sky Spa Pool and Kids’ Pool on the deck alongside it, and an Indoor Jet Pool with an adjoining steam room that stays usable whatever the weather is doing up at Level 46.

Club Vista (Level 34) is the everyday working floor, sitting between the two residential decks. It holds the Vista Gym, Vista Lounge, Vista Gourmet with its own kitchenette for entertaining, Vista Co-Work Lounge with WiFi and charging points, Club Lounge, Botanical Lounge and Social Garden. Splitting the two facility floors means a resident on the lower deck has a full floor of amenity a few levels above them rather than a 23-storey lift ride to the roof every time.

Horizon Garden (Level 41) carries the Horizon Co-Work Lounge, and Fitness Garden (Level 37) the Fitness Station.

Wellness Garden (Level 29) carries a Yoga Deck and Viewing Deck, and Play Garden (Level 25) a Kids’ Playground.

Level 1 holds the Residential Lobby, the Main Development Arrival with its water feature, the Taxi Stand, a Privately Owned Public Space, which is a landscaped area on private land that remains open to the public, and the restaurants.

Fittings, Appliances and Finishes

Spacious Interior at Newport Residences

Luxurious Living at Newport Residences

Every home at Newport Residences receives V-ZUG appliances from Switzerland and a Liebherr integrated refrigerator from Germany, with Duravit basins and Dornbracht mixers in the bathrooms and a Blanco sink and mixer in the kitchen. There is no basic tier and no stepping down in brand quality between unit types. What changes across the range is the appliance list, not the badge on it.

The Super Penthouse does not take the standard single integrated refrigerator. It carries dedicated integrated refrigeration for its dry and gourmet kitchens and a separate Liebherr integrated refrigerator for the pantry, which is what the last two rows of the table cover.

Two thresholds in that table are worth reading carefully. The 3-Bedroom group is the only category that does not get a plain built-in oven: it receives a built-in combi steam oven instead, a single appliance doing both jobs in one cavity, which is either an upgrade or a compromise depending entirely on how you cook. And the dishwasher, the wine chiller and the pair of freestanding laundry appliances all appear for the first time at 4-Bedroom Premium, so everything below that, including the 1,227 sqft 3-Bedroom Premium + Study, gets a combined washer-dryer in a single drum and no dishwasher at all.

Dornbracht’s overhead rainshower at the master bath is fitted in every unit type from the 431 sqft 1-Bedroom upward, which is unusual at that size. The freestanding long bath runs the other way, appearing only in the 4-Bedroom Premium, where it sits in the master bath while the junior master gets the rainshower without it, and in the Super Penthouse. Wardrobe finishes step up with the unit type and with the room: the 2-Bedroom Premium gets timber laminate sliding door wardrobes in both bedrooms with a side accessory cabinet in the common bedroom, while the 4-Bedroom Premium gets a glass swing door wardrobe in the master, a timber laminate swing door in the junior master, and timber laminate sliding doors in the common bedrooms. A metal grille gate is fitted at the entrance of every home so it can be left open to cross ventilation with the main door shut.

The Facade, Glazing and Balconies

Every unit sits behind a full-height curtain wall running to all rooms, with high-performance glazing chosen to cut thermal heat gain into the interior, at a floor-to-floor height of approximately 3.325 metres. Shading is handled two ways: deep recessed balconies, and 600mm horizontal aluminium fins running along the perimeter. Those fins are non-strata area, so they consume none of the floor area you buy. Where a unit has no balcony, a horizontal metal canopy performs the same job.

The windows are not double glazed. They are designed to meet the National Environment Agency’s indoor noise criterion of 57 dBA under actual ventilation conditions, and to bring traffic noise to roughly 10 dBA below that criterion when the window is closed, for reference against normal conversation at 60 to 65 dBA. Glass panel thickness is 6mm, west-facing units are tinted rather than double glazed, typical units use casement windows with a restrictor fitted, and the Super Penthouse uses top-hung windows.

Balcony balustrades are laminated glass with an aluminium capping at a minimum height of 1.15 metres, selected both for an unbroken view and for better acoustic performance, with acoustic ceilings fitted at the balconies. At Level 44 the balcony ceiling rises to 4.65 metres, in every unit type on that floor except CPS1. Track-guided blinds are not a standard provision and require an application to the MCST. The balcony may not be enclosed except with an approved balcony screen, and two approved screen designs are published: one covering the 23rd to 33rd storey, the 35th to 43rd storey and #44-03, and a second covering #44-01, #44-02, #44-04, #44-06, #44-08, #44-09, #44-10, #44-11 and #44-12.

Sustainability, Smart Home and Residential Services

BCA Green Mark Platinum Super Low Energy Certified

Newport Residences is BCA Green Mark Platinum Super Low Energy Certified

Smart Homes & Communities, and Residential Services

Smart Homes, Smart Community and Residential Services at Newport Residences

Green Mark Platinum Super Low Energy. Newport Residences is Singapore’s first private residence, and part of the first mixed-use development comprising serviced apartments, offices and restaurants, to receive the certification, awarded in 2021. What sits behind it falls into five groups. Passive design covers a building oriented for natural ventilation, a facade designed to reduce solar heat gain, deep recessed balconies and horizontal metal canopies shading the interiors, and a porous building form shaped to allow air movement through the massing. Energy covers efficient air-conditioning in every residential unit, LED lighting on the main facade with motion-sensor LEDs in common areas, energy-efficient lifts, ceiling fans and door grilles in every unit, and a solar photovoltaic system sized to replace 30% of the energy used by selected residential common areas. Water covers efficient sanitary fittings throughout and a water-efficient auto-irrigation system for the landscape areas. Environmental quality covers certified eco-friendly and sustainable materials, low volatile organic compound paints on internal walls, and landscape and water features that reduce urban heat build-up. The remainder covers carbon monoxide sensors modulating car park ventilation, bicycle parking, electric vehicle charging stations, the pneumatic waste system, recycling bins and double refuse chutes. Across the development, landscape replacement exceeds 100% of the site area.

Smart home provisions. Standard across every unit: a smart home gateway, a smart digital lockset opening by PIN, biometrics, key or access card, smart air-con controls for every air-con unit, smart lighting controls, a smart doorbell, a home fire alarm device and an IP camera, all running through a smart home app. Set-up, configuration and any subscription are arranged by the buyer directly with the smart home vendor, and anything beyond that list is bought from the vendor separately after handover.

Smart community features. Facility booking and payment, a keyless mailbox, guest pre-registration by QR code, and audio-video telephony for granting entry from your phone.

Premier Residential Services

A team of Residential Hosts is based daily at the Sky Club, and what they provide falls into three tiers. Welcome and assistance is included: reception service and general enquiries, concierge recommendations, transport arrangements, visitor assistance, moving-in assistance, loan of a wheelchair, mail and courier services, and handyman services. Living experience is also included: towel service at the pool, estate and local information, facility reservations and assistance, parcel acceptance, residential events, and a self-serve beverage station.

The third tier is chargeable. Business services, hotel and restaurant reservations, laundry and housekeeping, a private chef or caterer for parties, and pet care or grooming are all arranged by the Residential Host but delivered by third-party providers, who set their own availability and terms, with the cost borne by the resident.

Newport Residences Unit Distribution Chart

Newport Residences fits 246 homes into twenty distinct unit types, grouped into ten price bands spanning one to four bedrooms plus a Super Penthouse.

The lower deck, Levels 23 to 33, runs thirteen stacks numbered 01 to 13. Level 34 carries no apartments at all, being given over entirely to Club Vista.

The upper deck, Levels 35 to 44, runs eleven stacks, because stacks 07 and 13 do not continue above Level 33. Level 45 is the Super Penthouse alone, occupying the whole floor, beneath the Newport Sky roof garden at Level 46.

The spread of sizes is unusually wide for a development this small. The largest standard home, the 2,067 sqft 4-Bedroom Premium, is almost five times the size of the 431 sqft 1-Bedroom, and fourteen of the twenty unit types run to fifteen units or fewer.

One address inside the residential range is a void rather than a home. Unit #39-08 provides the mechanical and electrical separation between the bathroom of the Level 40 Type C1 and the kitchen of the Level 38 Type A1 directly below it, which is an authority requirement. It is the only voided address in the tower; the other gaps visible on the chart, described below, are stack positions the sky gardens occupy. Full plans with room dimensions are on our Newport Residences Floor Plans page.

The shorter columns visible on the chart are not a misprint. The four sky gardens are carved out of the residential floorplate rather than bolted onto the outside of it, and each occupies part of three consecutive levels, so on those levels the surrounding stacks carry different unit types from the ones directly above and below.

Play Garden, Levels 25 to 27, and Horizon Garden, Levels 41 to 43, both sit at the stack 11 position and produce the same pattern. Stack 11 carries no unit on those levels. Stack 10 carries the 689 sqft BP1 instead of the 1,206 sqft CP1. Stack 12 carries the 678 sqft B2 instead of the 495 sqft A4, making it one of the few places in the building where a stack gets larger rather than smaller.

Wellness Garden, Levels 29 to 31, sits at the stack 01 position. Stack 01 carries nothing at Level 29 and the 495 sqft A5 at Levels 30 and 31, in place of the 2,067 sqft D1. Stack 04 carries the 710 sqft BP3 instead of the 818 sqft BPS1. This is the only place in the development where a 1-Bedroom and a 4-Bedroom Premium share a stack.

Fitness Garden, Levels 37 to 39, sits between stacks 06 and 08. Stack 06 carries the 452 sqft A2 instead of the 646 sqft B1. Stack 08 carries the 431 sqft A1 at Levels 37 and 38 instead of the 980 sqft C1, and nothing at Level 39.

Several unit types therefore exist on one deck only, which matters if a specific plan rather than a bedroom count is what you are after. C1, CPS1 and B1 are upper deck only. B3 and AS1 are lower deck only, because stack 07 and stack 13 do not continue above Level 33. Three types are narrower still: BP3 exists only at Levels 29 to 31, A5 only at Levels 30 and 31 as two units in total, and D1a is a single unit at #28-01, identical to D1 except for a 4.35 metre living and dining ceiling against D1’s 3.05 metres.

Newport Residences Project Info: Frequently Asked Questions

Is Newport Residences a standalone condominium?
No. It is the residential component of Newport Plaza, a single 45-storey mixed-use tower carrying Grade A offices at Levels 2 to 9, serviced apartments at Levels 10 to 22, and restaurants at street level, with the apartments occupying Levels 23 to 45 and the Level 46 roof garden. Residents have their own lobby at Level 1, their own guard house and letterbox at Basement 2, and their own lifts.

How is the development managed, and what say do residents have?
Through a two-tier structure. A Residential Sub Management Corporation covers the apartments and controls decisions about residential limited common property, which is where $79 of the $92.50 per share value monthly fee goes. A Main Management Corporation covers genuinely shared property such as security, external facade cleaning, mechanical and electrical services and utilities. On the Main Management Corporation the residential component holds 2,018 of the development’s 10,000 total share value, against 4,552 for the offices and 2,732 for the serviced apartments, so residents are a minority voice on shared-property decisions. That is normal for this development type, but it is worth understanding before rather than after.

How many lifts serve the apartments?
Three passenger lifts of approximately 17 persons each serve the residential floors across 23 residential levels, plus a dedicated lift for the Super Penthouse with a private lift lobby at Basement 2.

Which levels have no apartments on them?
Level 34 in its entirety, which is the Club Vista facility floor. Individual stacks also break: stack 11 carries no unit at Levels 25 to 27 or Levels 41 to 43, where the Play Garden and Horizon Garden sit; stack 01 has none at Level 29, where the Wellness Garden sits; and stack 08 has none at Level 39.

What is unit #39-08?
A void rather than an apartment. It provides the mechanical and electrical separation between the bathroom of the Level 40 3-Bedroom, Type C1, and the kitchen of the Level 38 1-Bedroom, Type A1, directly below it. Apart from the stack positions the sky gardens occupy, it is the only address inside the residential level range that is not a home.

Are the balconies enclosed, or can they be?
They are open, with laminated glass balustrades at a minimum height of 1.15 metres and acoustic ceilings fitted. A balcony may not be enclosed except with an approved balcony screen, of which two designs are published, and track-guided blinds require an application to the MCST.

What does the Green Mark Platinum Super Low Energy certification actually cover?
Five groups: passive design, energy, water, environmental quality, and a final group covering car park ventilation, cycling, electric vehicles and waste, all set out in full in the section above. The headline items are a solar photovoltaic system sized to replace 30% of the energy used by selected residential common areas, energy-efficient air-conditioning and a Haiku ceiling fan in every unit, low volatile organic compound paints on internal walls, a pneumatic waste collection system with double refuse chutes, and landscape replacement across the development exceeding 100% of the site area.
