Two of the three stations are recent. Prince Edward Road and Cantonment opened for passenger service on 12 July 2026, when Circle Line Stage 6 closed the line into a complete loop of 33 stations and 12 interchanges. Marketing material printed before that date, including the developer’s own location map, still shows both marked as under construction. They are open, and the walk times above are to stations in service.
That changes what the address is worth in a way the printed map does not yet reflect. Before July 2026 the practical starting point was Tanjong Pagar, six minutes away on the East-West Line. The nearest station is now three minutes away, on a line that runs a full circuit of the city fringe, and Newport Plaza connects to it directly by a link bridge at Level 1M rather than by a street crossing.
The developer’s location map counts rail journeys from Tanjong Pagar, and those counts are worth reading carefully, because none of them is a single-service journey. VivoCity is given as 2 stops, which means Outram Park and then HarbourFront with a change from the East-West Line to the North East Line at Outram Park. Clarke Quay is given as 3 stops, on the same change at Outram Park. Orchard Road is given as 5 stops, which means a change from the East-West Line to the North-South Line at Raffles Place. The stop counts are accurate; the interchange is the part a chart cannot show.
For drivers, the Ayer Rajah Expressway runs along Keppel Road at the site’s southern boundary, with the Marina Coastal Expressway and the Central Expressway both within reach. Travel times are subject to traffic conditions.
The Central Business District on the Doorstep
The address is inside the office district rather than commuting to it. Shenton Way, Tanjong Pagar and Marina Bay are all within walking or one-stop reach, and Newport Plaza itself carries eight floors of Grade A office space at Newport Tower, on Levels 2 to 9, beneath the serviced apartments and the homes.
That matters for two kinds of buyer in different ways. For an owner-occupier working in the Central Business District, the commute is a walk. For an investor, the tenant pool is the same district, and the development’s own office and serviced apartment components put working tenants in the building before anyone looks further afield.
Daily eating is handled by the neighbourhood rather than by a mall food court. Lau Pa Sat, Maxwell Food Centre, the Tanjong Pagar shophouse strip and Duxton Hill are all within walking distance, with Duxton Hill measured at a 7-minute walk. 100 AM, the nearest mall, is a 2-minute walk and carries the everyday supermarket and services layer that a Central Business District address often lacks.
The Greater Southern Waterfront
Newport Residences sits across Keppel Road from the Greater Southern Waterfront, which is the single largest piece of long-range planning affecting this address. Two figures circulate for its size and both are correct, because they measure different things. The consolidation of port operations at Tuas frees up approximately 1,000 hectares of land and 30 kilometres of coastline, which is the figure the Urban Redevelopment Authority uses for the land released. Counting the released port land together with adjoining areas such as the former Keppel Club site and Sentosa, the total planning area is approximately 2,000 hectares, roughly six times the size of Marina Bay.
The honest framing is that this is a long-range plan rather than a dated deliverable. Redevelopment runs in phases across decades, the earliest phases centre on the former Pasir Panjang Power District and the Keppel Club site, and no completion date attaches to the stretch directly opposite Anson Road. What is settled is the direction: the coastline south of Keppel Road is planned for housing, recreation and public space rather than continued port use, and the sea-facing stacks at Newport Residences look across it.
The site’s own history is part of the same rezoning story. 80 Anson Road was Fuji Xerox Towers, and Newport Plaza is the first freehold mixed-use development approved under the Urban Redevelopment Authority’s Central Business District Incentive Scheme, which encourages older office buildings in the Central Business District to be redeveloped into mixed-use ones. The scheme is why an office site now carries homes at all.
Parks, Waterfront and Recreation
Green space near a Central Business District address is usually a marketing claim rather than a walk, so the specifics are worth stating. The Rail Corridor, the continuous green route running the length of the island along the former railway alignment, is an 11-minute bicycle ride. Fort Canning Park and Gardens by the Bay are each a 7-minute drive. Sentosa is 10 minutes by car.
Closer in, the development’s own answer to the shortage of ground-level open space is to stack it: 25 facilities across six levels, including the Newport Sky roof garden at Level 46 and the Club Vista floor at Level 34. Level 1 carries a Privately Owned Public Space, a landscaped area on private land that remains open to the public, alongside the restaurants. Arts, Culture and the Quays
The museum and waterfront cluster around Marina Bay and the Singapore River is a short drive rather than an outing. The ArtScience Museum, National Gallery Singapore and the National Museum of Singapore are each a 6-minute drive, and the Esplanade 7 minutes. Boat Quay is a 5-minute drive and Robertson Quay 7 minutes, with Clarke Quay reachable by rail from Tanjong Pagar in the 3 stops noted above.
Marina Bay Sands is a 5-minute drive and Suntec City 7 minutes, with Orchard Road reachable by rail. Travel times are the developer’s own figures and are subject to traffic conditions.
Schools
Cantonment Primary School and CHIJ (Kellock) are the two schools in the immediate catchment of 80 Anson Road.
Home-to-school distance for Ministry of Education priority registration is measured as a straight line from the home to the school, not as a drive time or a walking route, and the measurement basis and the admission criteria both change from year to year. Confirm the position for a specific address using the Ministry of Education’s own tool rather than any published map, including this one.
What the Location Means for the Development
