Understanding Newport Residences Pricing
Newport Residences fits 246 homes into twenty distinct unit types, grouped into ten price bands spanning one to four bedrooms plus a Super Penthouse, from a 431 sqft 1-Bedroom to a 12,960 sqft Super Penthouse occupying the whole of Level 45. The spread is unusually wide for a development this small: the largest standard home, the 2,067 sqft 4-Bedroom Premium, is almost five times the size of the smallest. That range is why a single headline psf figure tells you very little here, and why the table above is broken out by unit type rather than by bedroom count alone. The mix itself is uneven, and it affects how pricing moves. Fourteen of the twenty unit types run to fifteen units or fewer, and eight run to seven or fewer: Type C1 at 7 units, Type B1 at 7, Type B2 at 6, Type BP1 at 6, Type BP3 at 3, Type A5 at 2, Type D1a at 1 and the Super Penthouse at 1. If what you want is a specific plan rather than a bedroom count, the pool it comes from is small.
What the Freehold Tenure and the CBD Incentive Scheme Add
The clearest structural fact behind the pricing is the tenure. Newport Residences is an estate in perpetuity, which is freehold, on Lot Nos. 595K, 596N and 950A of Town Subdivision 3 at 80 Anson Road, in District 2 of the Core Central Region. New residential launches in the Central Area overwhelmingly originate from government land sales, and government land sales in Singapore are sold on 99-year leases. A freehold title in District 2 comes from an existing freehold site being redeveloped, which is precisely what happened here when Fuji Xerox Towers made way for Newport Plaza.
The second structural fact is the CBD Incentive Scheme. Newport Plaza is the first freehold mixed-use development approved under it, and the scheme granted a plot ratio uplift worth roughly 25% in additional gross floor area. That uplift is why a 54,802 sqft site supports Newport Plaza, a 45-storey tower of approximately 655,000 sqft across all four uses, and why the apartments begin at Level 23 rather than at the podium. Every home in the development therefore starts at roughly 115 metres above ground, with the upper deck beginning at around 162 metres.
What the Price Includes: Fittings and Appliances by Unit Type
Every home at Newport Residences is fitted with V-ZUG appliances from Switzerland and a Liebherr integrated refrigerator from Germany, with Duravit basins and Dornbracht mixers in the bathrooms and a Blanco sink and mixer in the kitchen. There is no basic tier and no stepping down in brand quality between unit types. What changes across the range is the appliance list, not the badge on it.
1-Bedroom, 1-Bedroom + Study and all 2-Bedroom types receive an induction hob, kitchen hood, built-in oven, integrated refrigerator, and a combined washer-dryer in a single drum.
3-Bedroom, 3-Bedroom Premium and 3-Bedroom Premium + Study receive a built-in combi steam oven in place of the plain built-in oven, a single appliance doing both jobs in one cavity, alongside the integrated refrigerator and combined washer-dryer.
4-Bedroom Premium receives a built-in oven and a separate built-in steamer as two distinct appliances, an integrated dishwasher, an undercounter wine chiller, and a freestanding washer and dryer rather than a combined drum. It is also the only standard type with a split dry and wet kitchen, the only one with a Household Shelter, and the only one below the Super Penthouse with a freestanding bath.
The Super Penthouse matches the 4-Bedroom Premium and adds a wine chiller with additional integrated refrigeration for the dry, gourmet and pantry kitchens, and an additional Dornbracht kitchen mixer alongside the Blanco.
The dishwasher, the wine chiller and the pair of freestanding laundry appliances all appear for the first time at 4-Bedroom Premium. Everything below that, including the 1,227 sqft 3-Bedroom Premium + Study, gets a combined washer-dryer and no dishwasher. Running the other way, Dornbracht’s overhead rainshower at the master bath is fitted in every unit type from the 431 sqft 1-Bedroom upward, which is unusual at that size.
Finishes are uniform across the development: marble to the living and dining with timber skirting, engineered timber to the bedrooms, porcelain tile to bathroom walls and floors, large format tile to vanity tops, feature walls, kitchen countertops and backsplashes, a Haiku ceiling fan at the living area of every home, and a metal grille gate at the entrance for cross ventilation. The smart home package is also standard throughout: a smart home gateway, a smart digital lockset opening by PIN, biometrics, key or access card, smart air-con and lighting controls, a smart doorbell, a home fire alarm device and an IP camera, all running through a smart home app. The complete specification is set out on our Project Info page.
What the Stated Area Includes, and What It Does Not
Two details are worth knowing before you compare psf figures against other developments. The 600mm horizontal aluminium fins running along the tower’s perimeter, which handle solar shading alongside the deep recessed balconies, are non-strata area and consume none of the floor area you buy. So does the raised ceiling volume in Type D1a, the single 4-Bedroom Premium at #28-01 with a 4.35-metre living and dining ceiling: the extra height does not appear in the 2,067 sqft strata figure and is not something you pay for by area.
The Super Penthouse runs the other way. Its two private car park lots are included in the strata area, which is part of why the 12,960 sqft figure is so much larger than the floorplate alone. Comparing its psf against a standard apartment’s is therefore not a like-for-like comparison.
Maintenance Fees at Newport Residences
Monthly maintenance is charged at $92.50 per share value per month before GST, made up of $79 per share value for residential limited common property and $13.50 per share value for the common property shared with the shops and the serviced apartments. That shared portion covers security, external facade cleaning, mechanical and electrical services, and utilities.

One consequence of the share value banding is worth knowing before you compare running costs across unit types. Every category from 1-Bedroom + Study through 3-Bedroom sits on a share value of 8, so a 581 sqft 1-Bedroom + Study and a 980 sqft 3-Bedroom pay exactly the same $740 a month despite a 399 sqft difference in size. The steps come at 3-Bedroom Premium, which moves to 10, and 4-Bedroom Premium, which moves to 11.
Car park charges are separate and are not payable before the first Annual General Meeting is convened and the MCST council is in place. Any future car park charge is for the incoming council to determine. There are 131 residential lots against 246 homes, with no allocation per unit, and allocation is by ballot when applications exceed the lots available.
Stamp Duty, Financing Limits and Total Purchase Cost
The price in the table above is not the total cost of acquisition. Two duties and two lending limits sit alongside it, all set by the authorities rather than by the developer.
Buyer’s Stamp Duty (BSD) is charged on a progressive scale on the higher of the purchase price or market value: 1% on the first $180,000, 2% on the next $180,000, 3% on the next $640,000, 4% on the next $500,000, 5% on the next $1.5 million, and 6% on any amount above $3 million. Only the portion falling within each band is taxed at that band’s rate.
Additional Buyer’s Stamp Duty (ABSD) depends on your profile and how many residential properties you already own. Under the rates in force since 27 April 2023, a Singapore Citizen pays nothing on a first residential property, 20% on a second and 30% on a third or subsequent one. A Singapore Permanent Resident pays 5% on a first, 30% on a second and 35% on a third or subsequent one. Foreign buyers pay 60% and entities 65%. Reliefs and remissions apply in specific circumstances, including for married couples where at least one spouse is a Singapore Citizen.
Total Debt Servicing Ratio (TDSR) caps total monthly debt obligations at 55% of gross monthly income, and the Loan-to-Value limit on a first housing loan from a bank is 75% of the property value or price, whichever is lower, reduced where the loan tenure or the borrower’s age crosses the applicable thresholds.
Seller’s Stamp Duty (SSD) is worth understanding at the point of purchase rather than at the point of sale. Since 4 July 2025 the holding period is four years, with rates of 16%, 12%, 8% and 4% for a disposal in the first, second, third and fourth year respectively. The holding period runs from the date of acquisition, not from Temporary Occupation Permit, which for a development with Expected Vacant Possession on 1 March 2030 is a materially different date.
Payment is made into the project account rather than to the developer directly, which is the statutory protection every uncompleted Singapore private residential purchase carries: Newport Residences holds its project account with United Overseas Bank Limited, Singapore, Account No. 451-314-468-1.

Will I get a better price through an agent?
No. Pricing is set by the developer and is identical across every authorised sales channel. Our representatives are remunerated by the developer, so booking direct through this site costs you nothing extra and saves you nothing less.
Why do two units of very different sizes pay the same maintenance fee?
Because the fee is calculated on share value, not floor area, and every category from 1-Bedroom + Study through 3-Bedroom carries a share value of 8. A 581 sqft 1-Bedroom + Study and a 980 sqft 3-Bedroom therefore both pay $740 a month at the current rate of $92.50 per share value.
How much do I need up front?
The cash required before construction milestones begin is the booking fee, the balance of the downpayment, both stamp duties and the law firm charges, and it is payable in cash rather than financed. Which payment scheme applies?
Newport Residences is sold under the standard Progressive Payment Scheme, which is set by the Housing Developers Rules and applies to every uncompleted private residential purchase in Singapore. There is no Deferred Payment Scheme available for private residential launches, so if you have seen a different arrangement mentioned elsewhere, ask us to confirm it against the current Sale and Purchase documentation before you factor it into your planning.
Does the price include a car park lot?
No lot is allocated per unit. There are 131 residential lots against 246 homes, and where applications exceed the lots available, allocation is by ballot. Three of the 131 are accessible lots and two are reserved exclusively for the Super Penthouse, whose lots are included in its strata area.
How often is the price list updated?
